New Construction Advocacy: Gainesville & Hall County

I'm Shannon Sanborn, The Flying Realtor — with more than 20 years of hands-on experience across all phases of new construction, I've researched exactly how builder warranties are actually structured, not just what the sales brochure implies. Structural coverage is usually solid — most builders offer 8 to 10 years. What actually runs out early is systems coverage: the HVAC, plumbing, and electrical components that fail far more often than a foundation ever will. As a buyer closing incentive, I personally fund a 3-year extension through 2-10 Home Buyers Warranty on qualifying purchases — giving you 4 total years of real protection, at no additional cost to you. This is a buyer closing incentive subject to broker approval, lender disclosure, and transaction compliance; ask me for full details on eligibility.

Why This Matters in Hall County

North Georgia's clay-heavy soil and real seasonal shifts mean new homes genuinely settle over their first few years — not just their first few months. Latent defects in framing, grading, and structural components often don't show up in month 3 or month 6; they show up after a home has been through a full cycle of summer heat and winter cold, sometimes more than once.

Here's what most buyers don't realize: your structural warranty and your systems coverage aren't the same thing, and they don't expire at the same time. A cracked foundation is rare. A failed HVAC compressor or a water heater going out in year 3 is common — and for most builders, that's exactly the coverage that's already gone by the time it happens.

This is exactly where 20+ years of hands-on construction experience changes what I'm actually protecting you from — I know which issues take time to surface, because I've seen them show up on job sites long after

How Hall County's Builders Compare

Warranty structures vary meaningfully between builders — some administer their own coverage, some partner with third-party warranty companies, and terms can range from 8 to 10 years on structural components. The pattern is clear once you see it laid out: structural coverage is usually solid. Systems coverage — the stuff that actually breaks — is where the real gap lives. That's precisely what my 3-year extension targets. Here's what's confirmed directly from each builder's own materials.

What My Clients Are Saying

Buying or selling a home is one of life's biggest decisions. Here's what past clients have shared about their experience working with The Flying Realtor.

Brandi Browning

We had our house listed with another agency for several months with very little activity. I first spoke with Shannon on Thursday, we signed our contract on Friday, he had an offer on Saturday and we accepted on Sunday. Our closing was within a month. Done!

Ann Marie

Shannon was an awesome agent to work with as an agent and as a client! When we went to sell our home, I was an agent at the time but didnt want the added stress, so Shannon picked up the pieces and ran with it, he carried the load I didnt want to. Its hard trusting many people with something so important but Shannon was the man for the Job! Our home was sold with ease and he made sure to keep us updated the whole way! He even came over to spread mulch!! Great guy, great business and awesome results. We appreciate you Shannon 🙏
