The design center appointment is one of the most exciting — and most dangerous — parts of buying new construction. It's easy to walk in planning to spend a few thousand dollars and walk out having added $40,000 to your total price. Some of that spending will genuinely pay you back at resale. A lot of it won't.

After 20 years in construction, here's how I coach clients through the design center so they spend on what matters and skip what doesn't.

The Core Principle: Structural First, Cosmetic Second

The single most important rule in any design center: prioritize upgrades that are difficult or expensive to add later over upgrades that are easy to change after move-in.

Once your home is framed, changing structural elements — moving walls, adding square footage, changing the roofline, adding a bathroom — becomes dramatically more expensive than doing it during the build. Cosmetic choices like paint color, light fixtures, and even flooring can be changed relatively affordably after you move in.

Upgrades That Generally Add Resale Value

Structural additions that increase usable square footage or bedroom/bathroom count. A finished basement, a bonus room conversion, or an additional bathroom almost always adds more resale value than they cost.

Kitchen upgrades, within reason. Upgraded countertops, a larger island, and upgraded cabinetry are among the most consistently value-additive upgrades, since the kitchen is the room most buyers weigh heaviest.

Primary suite upgrades. A larger primary closet, an upgraded primary bathroom, or converting a tub/shower combo to a walk-in shower tend to resonate strongly with resale buyers.

Extra garage space. Moving from a two-car to a three-car garage is one of the more reliably value-additive structural upgrades, since it's expensive and disruptive to add after the fact.

Energy efficiency upgrades with visible ROI. Upgraded insulation, higher-efficiency HVAC, and better windows show up in lower utility bills.

Highly personalized or trend-driven finishes. Bold accent walls, unusual tile patterns, or very specific style choices can work against you at resale.

Premium appliance package upgrades beyond mid-tier. Rarely returns its full cost at resale.

Smart home technology packages. Can become outdated quickly, and many buyers prefer their own systems.

Landscaping and hardscaping upgrades at the design center. Almost always available for less money from a local landscaper after closing.

Upgraded window treatments and closet systems. Easy and affordable to add yourself after move-in.

My Honest Advice From the Construction Side

Ask your builder for the actual product spec sheet on any upgrade before you commit — not just the marketing name. I've seen buyers pay a premium for "upgraded" cabinetry that was a minor finish change from the base option.
