New construction gives you two genuinely different inspection opportunities, and confusing them is one of the most common mistakes I see buyers make.
 
Why the distinction matters: a scuffed wall or a missing light fixture at the final walkthrough is a quick fix. A framing issue you missed at pre-drywall is often permanently hidden behind a wall you'll never see again

Builder Upgrades: What to Do Now vs. Later

Not every design center decision carries the same weight, and builders present them all with the same energy whether they're a $200 light fixture or a $15,000 structural change.
 
The golden rule I give every buyer: if it's behind a wall, under a slab, or poured in concrete, decide now. If you could hire someone to swap it out on a random Saturday, it can wait.

School Districts

Hall County includes two separate school systems — Hall County Schools and Gainesville City Schools — and zoning can vary even within the same master-planned community. Always confirm exact school assignment directly with the district before making an offer on a specific lot.
