If you've been waiting for a true active-adult, lakeside community in Gainesville proper, this is the one to know about. Lanier Landing is David Weekley Homes' first 55+ community in Gainesville, and it opened to the public on Saturday, June 13, 2026, at the edge of Lake Lanier.

I've been tracking this community since it was announced, and it's worth a close look if you're relocating for retirement, downsizing, or simply want low-maintenance living without leaving the lake behind.

What Is Lanier Landing?

Lanier Landing is a gated, 120-acre, 55+ lifestyle community built by David Weekley Homes under its Encore brand, dedicated specifically to active adult living. The community will offer 229 total homesites once fully built out, split across two collections — the Retreat Collection and the Reserve Collection — with 21 floor plan options between them.

David Weekley isn't new to Hall County; the builder has had a presence at Sterling on the Lake in Flowery Branch for roughly two decades. Lanier Landing marks their first community inside the city of Gainesville itself.

The Retreat Collection

Nine floor plans ranging from 1,528 to 3,033 square feet, all with attached two-car garages, two to four bedrooms, and two to three full bathrooms depending on the plan. Several Retreat plans — including The Gatwick and The Cassie — offer optional finished basements that can push total livable space past 3,700 square feet. The Stableford and The Silverarrow are the collection's two-story options.

The Reserve Collection

Twelve floor plans ranging from 2,175 to 3,180 square feet, three to four bedrooms, two to three full baths. Pricing has been listed from roughly $579,990 to $746,115 — confirm current numbers directly with David Weekley's New Home Advisor team.

Amenities Built for Active Adult Living

  • Resort-style clubhouse with a catering kitchen, fitness center, and billiards room
  • Aerobics and dance studio
  • Outdoor pool with lake views
  • Pickleball courts with a dedicated viewing pavilion
  • Boat and RV storage lot
  • Boat-accessible lake access
  • Proximity to Chicopee Woods Nature Preserve and Historic Gainesville Square

The boat and RV storage combined with direct lake access is genuinely a differentiator — most 55+ communities in this price range don't offer on-site water access.

Why Gainesville, Specifically

David Weekley's leadership pointed to Gainesville's evolving downtown scene — a growing chef-driven restaurant scene, venues like The Hall at Bourbon Brothers, and continued investment from Northeast Georgia Medical Center — as part of the draw.

Is a 55+ Community the Right Fit for You?

Do you want a maintenance-included lifestyle, or do you still enjoy yard work?

Do you want your neighbors to be primarily in your same life stage? Age-restricted communities (typically 80% of households must have at least one resident 55+) build a strong sense of shared community.

How important is direct lake access to your daily life?
