Glassmanor Ridge & Trailside Cottages: What We Know About Gainesville's Newest Boutique Developments

Not every great new construction opportunity in Gainesville comes from a national builder with a flashy sales center. Two of the more interesting communities on my radar right now are smaller, more boutique developments — Glassmanor Ridge and Trailside Cottages — and they couldn't be more different from each other.
One is a large-scale single-family community on the edge of town. The other is an 18-home infill project walking distance from downtown. Here's what's actually confirmed on both, so you're not relying on rumors or a half-finished sign along the highway.
Glassmanor Ridge: A Large-Scale Community by McKinley Homes
Glassmanor Ridge is a new single-family community being developed by McKinley Homes, a PROBUILDER Top 200-ranked builder expanding into the Georgia market. The community sits at 2579 Gillsville Highway in Gainesville (30507), just minutes from Lake Lanier and outdoor destinations like Chicopee Woods trails and golf.
What we know so far:
- 289 planned single-family homes — a large-scale community by Gainesville standards
- One- and two-story plans with 3 to 5 bedrooms, 2.5 to 3 bathrooms, and 2-car garages
- Home sizes ranging from roughly 1,819 to 2,177 square feet, with pricing expected from the low $400s
- Planned amenities include a pool, cabana, and pickleball courts
McKinley Homes' floor plans in this community include options like the Colehill, a three-story, four-bedroom plan built for households that want distinct work-from-home and living zones without sacrificing togetherness.
As of this writing, the community status is listed as "coming soon" across major listing platforms, meaning it's still early. This is exactly the stage where being on a builder's interest list — or working with an agent who's tracking the release — matters most, because early-phase lots and pricing tend to move before broad public marketing kicks in.

Trailside Cottages: Infill Living in Midtown Gainesville
Trailside Cottages couldn't be more different in scale and setting. This is an 18-unit detached home community by Raven Residential, a developer that specializes in infill projects in historically significant Southern cities, located at 762 Grove Street in Gainesville's Midtown District.
What we know so far:
- 18 detached homes across three floor plans, featuring one- and two-bedroom layouts
- Located directly on the Greenway, adjacent to the City Dog Park
- Select "Premier" units at the rear of the community feature third-floor rooftop decks overlooking the Greenway
- Interior finishes include 9-foot ceilings, stainless steel appliances, tile showers, and LVP flooring
- Walking distance to Midtown Gainesville restaurants and breweries
This is a fundamentally different buyer profile than Glassmanor Ridge. Trailside Cottages is built for someone who wants low-maintenance, walkable, urban-style living — young professionals, downsizers, or investors targeting Midtown's growing rental and short-stay demand — not a family looking for a large yard and multiple bedrooms.
Raven Residential has completed several similar infill projects in Gainesville's downtown core, including smaller cottage and townhome developments near the square, so this isn't their first project in the immediate area.
How These Two Communities Compare

Why Boutique Developments Matter for Buyers
Smaller developments like Trailside Cottages don't get the marketing budget of a national builder's master-planned community, which means they can be easy to miss — but that also means less competition for buyers who find them early. Large-scale communities like Glassmanor Ridge get more visibility, but early-phase pricing before a community is fully built out is often the best value you'll see in that community's lifecycle.
