If you've searched "new construction Gainesville GA," odds are Gainesville Township has already popped up half a dozen times. It's the single most active new-home community in Hall County right now, and honestly, that's for good reason — but it's also confusing.
The community has multiple sections, multiple builders, and multiple price points, all under one master-planned name. Most buyers I talk to don't realize The Reserve and The Estates are both Century Communities but are two completely different products. They don't know The Court is Lennar. They've never heard of The Manor or The Park.
I'm Shannon Sanborn, The Flying Realtor, and I've spent more than 20 years in construction and remodeling before I ever put on a REALTOR® nametag. I walk these communities regularly, I know what's actually included versus what's a design center upsell, and I know which sections have room to negotiate and which ones don't. This guide is the one I wish existed when I first started fielding client questions about Gainesville Township — a straight answer, section by section, builder by builder.
What Exactly Is Gainesville Township?
Gainesville Township is a large master-planned community located off Old Cornelia Highway in the 30507 zip code, within Gainesville city limits. From I-985, take Exit 24 and head east onto Old Cornelia Highway, then turn onto Parkside Way to reach the community's clubhouse and welcome center. It's not one builder or one product type — it's an entire planned development spanning roughly 1,122 acres, with more than 650 acres preserved as greenspace, and roughly 2,000 total lots planned across several distinct sections, each with its own builder, price range, and home style.

That's the part that trips buyers up. When you see "Gainesville Township" on Zillow or a builder's site, you have to look closer to figure out which section you're actually looking at, because the answer changes your price point, your square footage, and even your HOA.
The Reserve at Gainesville Township — Century Communities (Townhomes)
The Reserve is Century Communities' townhome product within Gainesville Township. These are three-bedroom townhomes built for first-time buyers, downsizers, and anyone who wants low-maintenance living without giving up new-construction finishes.
Included: Stainless-steel appliances, granite countertops, luxury wood-look vinyl flooring, HOA-managed landscaping
Amenities: Community pool, dog park, tennis court, pickleball court, walking trails
Location perk: Minutes from Lakeshore Mall and central Gainesville dining and shopping
Pricing on Century's townhome sections moves frequently based on incentives and available lots — I'd rather send you current numbers directly than publish a figure that's stale by the time you read this.
The Estates at Gainesville Township — Century Communities (Single-Family)
The Estates is Century's single-family section, a step up in size and price from The Reserve. Planned for 73 single-family homes with four-, five-, and six-bedroom floor plans, open-concept layouts, quartz countertops, and stainless appliances.
Amenities: Clubhouse, community pool, dog park, pickleball and tennis courts, nearby trails
HOA: Generally $125–$175/month — confirm current dues on your specific lot
The Court at Gainesville Township — Lennar
Built under Lennar's "Everything's Included" model, bundling features other builders sell as upgrades — blinds, garage door openers, smart home packages — into the base price. Floor plans run 1,683–2,085 sq ft across plans like the Briarwood, Camden, Crestwood, and Brunswick, with two to three bedrooms.
Strong fit for buyers who want predictable pricing without a long design center menu. Tradeoff: less personalization.
The Manor at Gainesville Township — Artisan Built Communities
The Manor is Artisan Built Communities' section — the largest floor plans in the neighborhood, ranging roughly 2,767–3,431 sq ft, three to five bedrooms, up to four bathrooms, with a two-car garage upgradeable to three bays. Pricing has started in the $400,000s to $500,000s depending on phase and availability.
A word of caution on the name: don't confuse The Manor at Gainesville Township with Chafin Communities' separate "Ponderosa Farms" development (which also uses names like Manor, Estates, and Reserve) off Ponderosa Farm Road near Chestnut Mountain. Two completely different communities that happen to share section naming — easy to mix up, worth double-checking before sending a client to the wrong sales office.
Amenities: Future amenity center with resort-style pool, tennis and pickleball courts, dog park, clubhouse with multiple kitchens and a gym
Nearby draws: Direct adjacency to the Melvin J. Cooper Youth Athletic Complex (89 acres, baseball fields, batting cages)
The Park at Gainesville Township — Peachtree Building Group (Townhomes)
Townhome living starting from the low $400s, three- to four-bedroom, single- and two-story plans, 2.5 baths, rear-entry two-car garages, and a private walk-out balcony off the primary suite on some plans.
Amenities: Clubhouse, two pools, tennis and pickleball courts, trails
Schools: New Holland Academy, Gainesville Middle, Gainesville High — confirm current attendance zones before writing an offer

1. What's "included" vs. a design center upcharge. Lennar bundles more into base price. Century and Artisan Built Communities have longer design center menus — more customization, but more room for the final price to climb. Get an itemized quote before falling in love with a base price.
2. Grading and lot elevation. Not every lot in a multi-phase community is equal. I walk the lot itself, not just the model home, especially given Georgia's clay soil and seasonal rain.
3. HOA scope vs. what it actually maintains. A $125–$175/month HOA that includes lawn care, pool, and trails is a different value proposition than one that only covers common areas. Read the actual docs.
Which Section Fits Your Situation?
- First-time buyer or downsizer: The Reserve (Century) or The Park (Peachtree)
- Growing family wanting single-family space: The Estates (Century)
- Budget-conscious, predictable pricing: The Court (Lennar)
- Most square footage: The Manor (Artisan Built Communities)
Frequently Asked Questions
Is Gainesville Township one builder or multiple builders?
Multiple builders. Century Communities builds The Reserve and The Estates, Lennar builds The Court, Artisan Built Communities builds The Manor, and Peachtree Building Group builds The Park.
What's the price range across Gainesville Township?
It varies significantly by section — townhomes generally start lower than single-family sections, and pricing shifts regularly with incentives and available inventory. Confirm current pricing directly rather than relying on any published figure.
Are there HOA fees in Gainesville Township?
Yes, in most sections. Fees and what they cover (landscaping, pool, trails, common areas) vary by section, so review the specific HOA documents for the section you're considering.
What school district serves Gainesville Township?
Sections in Gainesville Township generally feed into New Holland Academy, Gainesville Middle School, and Gainesville High School, but always confirm current attendance zones with Hall County Schools before purchasing, since zones can be redrawn as new phases open.
Can I use my own real estate agent when buying in Gainesville Township?
Yes. You can absolutely have your own buyer's agent represent you when purchasing from any builder in Gainesville Township, and it typically costs you nothing extra since the builder factors agent compensation into their process.
Is Gainesville Township close to Lake Lanier?
It's a short drive rather than lakefront — most sections are within a roughly 20–25 minute drive of Lake Lanier access points, making it convenient for lake life without lakefront pricing.
How many total homes will Gainesville Township have when it's finished?
The overall master plan is designed around roughly 2,000 total lots across all sections and builders, though the community is still building out in phases.
Which section has the newest amenities?
Amenities across several sections — including pools, clubhouses, and sport courts — are still under construction as of this writing. Ask your agent for the current completion status before assuming an amenity is ready for move-in.
Why Gainesville Township Keeps Coming Up in Every Search
The Gainesville–Hall County metro area was ranked No. 1 among small metros in the Milken Institute's 2025 Best-Performing Cities report, based on job growth, wages, and access to opportunity. That momentum shows up in new-home demand — and Gainesville Township sits right in the middle of it.
Ready to Tour Gainesville Township?
Builder websites show you what's for sale today — not which lots are about to release, which sections have unadvertised incentives, or which floor plans are about to be marked down. That's where a local buyer's agent who's actually in these communities regularly makes a real difference.
