Once you've decided Gainesville Township is the right community, the next question I get is almost always the same: "Okay, which builder is actually better?"

It's the wrong question — but I understand why buyers ask it. The better question is which builder builds the product that fits your budget, your timeline, and how you actually want to live. Century Communities, Peachtree Building Group, and Lennar are all building within Gainesville Township right now, and they are not interchangeable.

I've walked all three. Here's how they actually stack up, builder by builder, from someone who spent 20 years on the construction side before becoming a REALTOR®.

Century Communities: The Reserve & The Estates

Century Communities is the largest presence in Gainesville Township, building two distinct sections — The Reserve (townhomes) and The Estates (single-family homes).

What stands out:

  • Two very different price points and product types under one builder
  • Included finishes like granite or quartz countertops and stainless appliances
  • A longer list of structural and design center options if you want to customize

Where to watch closely: Century, like most large national builders, prices base plans aggressively and makes margin on the design center. Get an itemized quote before assuming the "from" price is your final price.

Peachtree Building Group: The Park & The Manor

Peachtree Building Group has a larger footprint in Gainesville Township than most buyers realize — they currently build two sections: The Park (townhomes, from the high $300s) and The Manor (single-family, from roughly $514,990–$595,572).

A quick note on The Manor: this section was originally developed by Artisan Built Communities, whose first phase (110 homesites) has since sold out. Peachtree Building Group is the builder currently active and selling in The Manor now, offering ranch and two-story homes with 3-car garages, 2,344–2,977 square feet, and 10 available floor plans. If you're calling around, ask specifically which builder is showing available inventory today — the section name alone won't tell you.

What stands out about The Park (townhomes):

  • Rear-entry two-car garages, a real convenience upgrade over front-load garage townhomes
  • A walk-out balcony off the primary suite on select plans
  • A more personal, less scripted sales process than the national builders

What stands out about The Manor (single-family):

  • 3-car garages standard on most plans — uncommon at this price point in Gainesville
  • Ranch and two-story options, giving buyers who want single-level living a real choice
  • Resort-style amenities under construction (clubhouse, two pools, pickleball and tennis courts)

Where to watch closely: Regional builders can have less standardized documentation and warranty processes than national players. Ask specifically who handles service requests after closing.

Lennar: The Court

Lennar builds The Court, under their "Everything's Included" model — bundling features other builders sell as upgrades (blinds, garage door openers, smart home tech) into the base price.

What stands out:

  • Predictable, all-in pricing with fewer surprise line items
  • Efficient floor plans (roughly 1,683–2,085 sq ft) built for speed and consistency
  • A streamlined, high-volume buying process

Where to watch closely: "Everything's Included" also means less room to personalize than Century's or Peachtree's design center approach.

A Construction Perspective on "Which Builder Is Best"

After two decades in construction, the honest answer isn't a builder name — it's what's happening on that specific lot, on that specific day you tour it.

Ask to see the framing stage, not just the model home. If you can time a pre-drywall walkthrough, do it.

Compare warranty structures, not just warranty length. Who actually handles the service call six months after closing matters more than the number printed in the paperwork.

Understand what "included" actually means on the spec sheet. I've walked homes where "granite" turned out to be a lower-tier slab, and homes where "quartz" was genuinely premium.

Which Builder Fits Your Situation?

  • Want flexibility to size up or down within one community: Century Communities (Reserve or Estates)
  • Want a smaller-builder feel with unique townhome details: Peachtree Building Group (The Park)
  • Want a 3-car garage and single-level ranch options at a strong price point: Peachtree Building Group (The Manor)
  • Want predictable all-in pricing with fewer decisions: Lennar (The Court)

Why You Shouldn't Compare Builders Alone

Every builder rep on-site works for the builder, not for you. It's not their job to steer you toward a competing section or builder — even when that's genuinely the better fit for your situation.

Frequently Asked Questions

Is Century Communities a good builder in Gainesville GA?
Century Communities is one of the largest national homebuilders in the country and has an established presence in Gainesville Township with two sections. Like any national builder, quality can vary by trade crew and lot, so a pre-drywall inspection is still worthwhile.

Is Lennar's "Everything's Included" actually cheaper?
It depends on how much you'd otherwise spend at a design center with another builder. Lennar's model bundles common upgrades into the base price, which can simplify budgeting, but it also means less room to personalize finishes.

Does Peachtree Building Group offer the same warranty as national builders?
Warranty terms vary by builder and should be confirmed directly, but as a regional builder, Peachtree's process for warranty service may differ from a large national builder's dedicated warranty department. Ask specifically before you close.

Who builds The Manor at Gainesville Township?
Peachtree Building Group is currently the active, selling builder in The Manor. The section was originally developed by Artisan Built Communities, whose first phase has since sold out. If you're contacting the community directly, confirm which builder has current inventory before you visit.

Can I negotiate price with these builders?
Builders typically hold firm on base price but have more flexibility on incentives — closing cost credits, rate buydowns, or design center credits — especially near the end of a fiscal quarter or on homes that have been sitting longer.

Do I need a different real estate agent for each builder?
No. A buyer's agent who registers with you on your first visit to each builder's model home can represent you across all three builders, at no direct cost to you in most cases.

Which builder has the fastest build times right now?
Build timelines shift constantly based on permitting, labor availability, and material supply. Ask each builder rep for their current estimated timeline on your specific lot rather than relying on a general industry average.

Why Gainesville Township Keeps Coming Up in Every Search

The Gainesville–Hall County metro area was ranked No. 1 among small metros in the Milken Institute's 2025 Best-Performing Cities report, based on job growth, wages, and access to opportunity. That momentum shows up in new-home demand — and Gainesville Township sits right in the middle of it.

Ready to Tour Gainesville Township?

Builder websites show you what's for sale today — not which lots are about to release, which sections have unadvertised incentives, or which floor plans are about to be marked down. That's where a local buyer's agent who's actually in these communities regularly makes a real difference.
