Comparing the Sawyer (2,105 sq ft) and Sullivan (2,195 sq ft) — this is where 20+ years of construction experience actually changes what you're evaluating.
 
Cosmetic upgrades — countertops, cabinet finishes, light fixtures, paint colors — can be changed after closing, often for less money than the builder charges, by hiring your own contractor down the road. Don't overspend here just because it's convenient to add it to your mortgage.

Lot placement, sidewalk-facing orientation, and structural upgrade timing are decisions worth thinking through carefully — and this is where I tell every Village at Pine Valley buyer to stop and think hard:

Walkable Design Means Lot Orientation Matters More

In a community specifically designed around walkability, how your home sits relative to sidewalks and neighboring homes affects privacy and natural light more than in a typical cul-de-sac layout. Walk the actual lot, not just the floor plan, before you decide.

Structural Upgrades vs. Cosmetic Ones

As with any D.R. Horton community, structural changes — layout modifications, additional electrical, plumbing rough-ins — need to happen at the design center. Cosmetic finishes can be swapped after closing, often for less.

Sawyer vs. Sullivan: A 90-Square-Foot Difference That Matters

The Sawyer (2,105 sq ft) and Sullivan (2,195 sq ft) are close in size but not identical — confirm exactly what that extra 90 square feet actually adds (a larger room, more storage, or different layout) before assuming the price difference is just about square footage.
