Three builders are actively selling in Gainesville Township today: Century Communities, Lennar, and Peachtree Building Group (which has two distinct sections — The Manor and The Park). Construction quality, warranty terms, and finish standards genuinely vary between them, despite everyone sharing the same amenities and community name.
 
With more than 20 years of hands-on experience across all phases of new construction, here's what I tell every Gainesville Township buyer to stop and think about:
 
Cosmetic upgrades — countertops, cabinet finishes, light fixtures, paint colors — can be changed after closing, often for less money than the builder charges, by hiring your own contractor down the road. Don't overspend here just because it's convenient to add it to your mortgage.

Peachtree Building Group Has Two Distinct Active Sections

The Manor and The Park are both built by Peachtree Building Group, but they're genuinely different products — The Manor offers single-family homes with 3-car garages, while The Park offers townhomes with 2-car rear-entry garages. Confirm which one you're actually touring before comparing pricing.

Compare Builders the Same Way You'd Compare Separate Communities

Don't assume construction quality or warranty terms carry over just because two builders share a master-plan and amenities. Evaluate each builder here the same way you would if they were in entirely separate neighborhoods.

Product Type Varies Significantly by Sub-Community

Gainesville Township includes both townhomes (The Reserve, The Park) and single-family homes (The Estates, The Court, both Manor sections) at meaningfully different price points — know which product and which price range you're actually comparing before you tour.
