Builder's Insight: What Lakefront New Construction Actually Requires

Building near Lake Lanier isn't the same as building on a typical inland homesite, and that's where my 20+ years of construction experience can help buyers ask better questions. Lakeside lots often have steeper grades, different drainage requirements, and shoreline considerations that can influence everything from landscaping to long-term maintenance.
 
If a community offers dock access—whether it's a private slip or a shared community dock—it's important to understand exactly what's included. On Lake Lanier, shoreline improvements and dock permits are regulated by the U.S. Army Corps of Engineers, and those rules can affect how a dock is used, maintained, or modified over time.
When I walk a community like Falcon Landing with buyers, I don't just look at the house. We also look at the homesite, the slope of the property, drainage, access to the water, and any long-term considerations that could impact ownership years from now. Those conversations often uncover questions that aren't answered in the builder's sales center.

Dock access, garage configuration, and lot grading are structural decisions, not cosmetic ones — and this is where I tell every Falcon Landing buyer to stop and think hard:

Dock & Boat Slip Assignment 

If a dedicated boat slip is included or available with your home, confirm exactly which slip, what maintenance it requires, and how U.S. Army Corps of Engineers shoreline regulations affect it long-term. This isn't something you can add or change later — get it in writing before you're under contract.

Golf Cart Garage Options

Several Falcon Landing floor plans, including the Cali, offer a golf cart garage option for easy lake access. Once the garage framing is finalized, adding this later means a full structural addition, not a simple retrofit — decide at the design center, not after closing.

Grading & Drainage on Lakeside Lots

Lakeside lots often deal with steeper grading and drainage considerations specific to the shoreline. Structural grading decisions made during construction determine how water moves around your foundation for the life of the home — this isn't something a landscaper can meaningfully fix after the fact.

The rule I give every buyer: if it touches the shoreline or involves shared water access, get the specifics in writing before you assume anything is automatically included.

Know What You're Actually Buying

Falcon Landing is in its later phases now, and most of what's currently available is quick move-in inventory or resale — meaning the structural decisions covered above (dock assignment, garage configuration, grading) have already been made by someone else, not you.
