Comparing bedroom counts and square footage isn't enough here — this is where 20+ years of construction experience actually changes what you're evaluating, since single-family and townhome construction are structurally different.
 
Cosmetic upgrades — countertops, cabinet finishes, light fixtures, paint colors — can be changed after closing, often for less money than the builder charges, by hiring your own contractor down the road. Don't overspend here just because it's convenient to add it to your mortgage.

Single-family vs. townhome construction, guest suite placement, and loft flexibility are structural decisions, not cosmetic ones — and this is where I tell every Eastlyn Crossing buyer to stop and think hard:

Townhomes share at least one wall with a neighbor — ask specifically about the party wall assembly (double-wall framing and sound insulation) before assuming a townhome is simply a smaller version of the single-family product.

Both the Pearson and Lancaster plans offer a main-level guest suite or study — a genuinely structural decision about room placement that's difficult to change after the home is framed. If multi-generational living or a home office matters to you, confirm this is included before you're locked into a specific lot's orientation.

Loft Flexibility

Both plans include a second-floor loft space marketed as flexible (office, game room, media area) — but "flexible" during construction means unfinished potential, not a guarantee of function. Decide what you actually want that space wired and framed for before drywall goes up, not after.

The rule I give every buyer: if it's a wall shared with a neighbor, a room's location, or a space's intended use, decide before the frame goes up — not after you've moved in and want to change it.
